It's official. Kingston held its grand opening on Saturday, October 17, and the biggest master-planned community Southwest Florida has ever seen is no longer a construction site you squint at from Corkscrew Road. There are now 18 furnished model homes open to tour on Kingston Southern Parkway, and the sales centers are up and running.

This is part 2 of our Kingston series. If you're just catching up, start with our overview of the whole community, then come back here for what just opened and what to know before you walk a model.

What actually opened

Four builders have furnished models touring now. Pulte Homes has four completed models in Kingston South and has released 13 floor plans for the neighborhood, including AllGen designs built for multigenerational families with optional independent suites and kitchenettes. Lennar and Neal Communities round out Kingston South with villas and single-family homes. Taylor Morrison is touring models at Esplanade at Kingston, its resort-lifestyle neighborhood with 14 floor plans of its own.

Early pricing was announced as starting from the $400s. Treat that number as a starting point only. Pricing in a brand-new community moves quickly, sometimes between your first visit and your second, so get current price sheets the day you tour.

A few build details worth knowing. Kingston South homes come with natural gas, which is genuinely rare in Southwest Florida, along with smart-home technology and impact-rated low-E glass. If you've ever priced a whole-house generator or wished for a gas range down here, you understand why that first one matters.

The amenity campus

The plans here are ambitious even by Corkscrew Road standards. The 25-acre campus calls for 20 outdoor pickleball courts plus a dozen more indoors, six tennis courts, bocce, basketball, a dog park, and a multipurpose field. The sports complex includes a fitness center, yoga studio, café, and an ice cream shop. The aquatic center plans show two pools connected by a bridge, waterslides, a swim-through waterfall, lap lanes, a spa, and a poolside bar, next to a 10,000-square-foot saloon-style restaurant with an outdoor stage.

One honest note. What you see above is a rendering, and what exists today is a community in its first phase. Amenities in master-planned communities are built in stages over years. If a specific amenity is the reason you're buying, ask the sales center for its construction timeline in writing, and decide how you feel if it slips.

Five things to do before you tour

  • Bring your own agent, and register them on your very first visit. The sales center staff work for the builder. Your own representation typically costs you nothing, but most builders only honor it if your agent is registered before or at your first walk-through. Call us before you drive out, not after.
  • Ask for the "as shown" price of every model you love. Models are decorated with upgrades, and the difference between the base price and the model you walked can be six figures. Get both numbers.
  • Get the full fee picture in writing. HOA dues, amenity fees, and any district assessments. Some of Kingston's fee structure is still being published, so insist on current numbers rather than estimates.
  • Ask about lot premiums. That lake view in the brochure is usually not included in the advertised starting price.
  • Picture the next few years honestly. Early buyers get first pick of lots and pricing, and they also get construction traffic and dirt for a while. Both things are true. Decide which matters more to you.
Want to walk the models with someone on your side? We tour Kingston with our buyers, translate builder contracts into plain English, and negotiate the things the sales center won't volunteer. It costs you nothing as a buyer. Call or text us before your first visit so we can be registered as your representation.

What's next in this series

Now that the models are open, we'll be walking them ourselves and publishing our honest first impressions, along with a builder-by-builder breakdown and a comparison of Kingston against The Place at Corkscrew and Verdana Village. If you want those the day they publish, grab any of our free guides and we'll have your email.

The bottom line

Kingston's opening is the real start of the biggest new-construction story in Southwest Florida. The models are worth seeing even if you're only curious. Just walk in with your eyes open, your questions written down, and your own agent registered at the door.
