What areas does The Butcher Group serve?
We're based in Estero and work across Southwest Florida — Estero, Fort Myers, Cape Coral and Punta Gorda, plus the communities in between. If your address is in the region, we can help.
Do I really need flood insurance?
If the home is in a mapped flood zone and you have a mortgage, your lender will require it. Even outside mapped zones, many owners carry it — because a standard homeowners policy never covers flood. We help you check the zone and get a real quote before you make an offer.
What does "Gulf access" actually mean?
It means you can get a boat from your dock to the open Gulf. "Direct" access has no fixed bridges in the way; "bridged" access passes under bridges that limit boat height. Both differ sharply from freshwater canals or lake-view homes, which don't reach the Gulf at all — and the price gap is large. We wrote a whole post on this.
What are HOA and CDD fees?
An HOA fee funds community amenities and maintenance. A CDD (Community Development District) assessment is a separate charge some newer communities carry to pay off infrastructure, often for 20-plus years. Both are disclosed, but the CDD is easy to miss — we flag it on every listing so the monthly cost is never a surprise.
Can you help me buy from out of state?
Yes — a large share of our buyers are relocating. We do video walkthroughs, handle the on-the-ground details, and can recommend local lenders, inspectors and insurance agents so you can move forward with confidence from anywhere.
How much does it cost to work with a buyer's agent?
How buyer agents are paid changed across the industry in 2024, and it's now spelled out in a written agreement before you tour homes. We'll walk you through exactly how our compensation works and what, if anything, it costs you — up front and in plain language, with no surprises.
Should I sell my current home before I buy the next one?
It depends on your equity, your financing, and how competitive your price point is. There are several ways to bridge the two — we'll map the options against your actual numbers and tell you honestly which one fits, rather than pushing whichever closes fastest.
How is your valuation different from a Zestimate?
An automated estimate reads square footage and tax records from a distance. We build your valuation by hand from the homes that actually sold near you in the last 90 days, adjusting for what your home has that the comparables didn't — roof, windows, water access. Will I be handed off to someone else after we start?
No. Many of the large local teams meet with you and then pass you to an administrator the moment you go under contract. With us, the agent you start with stays with you through closing — and you always have direct access to them to answer your questions.
