If you drive Corkscrew Road east of I-75, you have already seen it. Kingston is the largest master-planned community Southwest Florida has ever attempted, and it is going up about ten miles east of the interstate, right in our backyard. Model homes are opening now, the grand opening is set for October 17, 2026, and the first residents are expected to move in by early 2027.
This is the first post in our Kingston series. We live and work on this corridor, so as the community grows we will keep writing about it in detail. This post is the big picture, and the deeper dives are coming.
The quick facts
- Size. Over 7,600 acres, with more than 3,750 of those acres set aside as environmental preserves and wildlife habitat.
- Homes. Up to 10,000 residences at buildout, a mix of single-family homes, villas, and condominiums.
- Location. Corkscrew Road in Estero, roughly ten miles east of Interstate 75.
- Developer. Cameratta Companies, the same developer behind The Place at Corkscrew, Verdana Village, and WildBlue.
- Pricing. Early announcements have homes starting from the $400s.
- Commercial. Around 700,000 square feet of commercial space planned at buildout, plus a new school with its first phase targeted for 2028.
Who is building there
Kingston launches with two distinct neighborhoods and five builders. Kingston South is planned for 3,625 homes from Pulte Homes, Lennar, and Neal Communities, with floor plans running from about 1,400 to over 4,400 square feet across villas and single-family homes. Esplanade at Kingston is a Taylor Morrison neighborhood of 1,285 homes with 14 floor plans, built around Esplanade's resort-lifestyle model. Kolter Homes has also been announced as part of the community.
Each builder prices, finishes, and negotiates differently, and those differences matter more than the brochures suggest. A full builder-by-builder breakdown is coming in a later post in this series.
What living there will look like
The early amenity plans are ambitious even by Corkscrew Road standards. Kingston South's plans include an indoor sports complex, outdoor recreation spaces, a signature saloon with live entertainment and casual dining, and a resort pool with waterfalls and water slides. Esplanade at Kingston brings its own spa, resort pool, wellness center, and culinary center. More than anything, Cameratta is positioning Kingston as a conservation community, with roughly half the land preserved and restored as habitat.
The timeline
Here is the schedule as it stands. Model homes are opening now, with the community's grand opening on October 17, 2026. Builder sales are expected to begin in late 2026, and the first homeowners are projected to move in during early 2027. Buildout will take many years beyond that, which means early buyers will be living in an active construction zone for a while. That trade-off deserves its own conversation, and it will get its own post.
What Kingston means for the rest of the corridor
Ten thousand new homes do not arrive quietly. Kingston will reshape traffic, schools, shopping, and resale dynamics for every community along Corkscrew Road, from The Place at Corkscrew to Verdana Village and beyond. Kingston is the biggest thing to happen to Estero real estate in a generation, and it is opening in phases over years, not weeks. There is no prize for rushing and no penalty for asking hard questions first.
